Summary DivcoWest is seeking an Associate Director to join our commercial property team located in the greater Los Angeles, CA. This position will be responsible for property management and oversight of a portfolio of properties in the greater Los Angeles Area. This position requires someone who is motivated, provides outstanding leadership, and enjoys working in a collaborative environment. The individual for this position should be comfortable working and contributing to a busy environment where new and complex transactions occur and interacting with people at various levels within and outside the organization. Responsibilities: Operations Oversee select regional property management portfolio in the Greater Los Angeles, CA. Ensure that all building operations are in compliance with property management agreement, achieving the financial performance goals, and the properties are well managed and maintained. Work directly with Senior Management stakeholders to develop strategic property business plan. Oversee preparation of financial reporting including annual budgets, quarterly CAPEX reforecasts, monthly financial operating reports, and CAM reconciliations. Source and oversee service contract negotiations and ensure properties adhere to bidding and procurement policy via Procore platform. Identify and develops process improvements for property operations. Oversee lease administration to ensure enforcement of lease agreements and accurate lease abstracts. Oversee a tenant relations program that is innovative and fosters tenant retention. Supervise construction of capital projects, tenant improvements and deferred maintenance projects. Implement and oversee property sustainability initiatives. Ensure property initiatives are tracked via Measurabl, sustainability management platform. Conduct site inspections on an ongoing basis. Support leasing program by facilitating tours and fostering positive relations with brokers and asset management team. Assist with property dispositions and acquisitions including property transitions, due diligence review and property tours, as needed. Personnel Management Responsible for management, supervision and development of property management team personnel. Establish goals and objectives for employees directly reporting to Associate Director. Conduct ongoing informal and formal performance evaluations. Develop training and coaching for property management team reporting to Associate Director. Lead recruiting efforts for property management team reporting to Associate Director. Best Practices and Procedures Support evaluation of new property technology and assist with roll out to property teams. Collaborate on ongoing development of property management best practices and procedures. Assist with special property management initiatives as required. Qualifications: 4 year degree preferred. 10-12 years of experience in Commercial Real Estate Property Management preferred. Senior Property Management/General Manager experience preferred. 5 years of experience in managing people. Excellent leadership and customer service skills with the ability to maintain a positive attitude and work both independently and as part of a team are a must. Must have strong financial acumen and experience with general property accounting, budget preparation and financial reporting. Good understanding of general building systems and operations. MRI, Building Engines, Argus, and Nexus or similar systems experience preferred. Must demonstrate proficiency in various property technology platforms. Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload to meet property and client needs. Dedication, multi-tasked and attention to detail is required. A desire to work within a diverse, collaborative, and professional environment. Physical Demands: While performing the duties of this job, the employee is regularly required to communicate with others and exchange accurate information; operate a computer and other office productivity machinery; move about the workplace; remain in a stationary position for extended periods; and extend hands and arms in any direction. Occasionally the employee is required to lift objects that weigh up to and potentially more than 50 lbs., safely maneuver active construction zones, climb up/down ladders, walk up/down multiple flights of stairs, use various powered/handheld tools, and use hands and arms to move or exercise equipment.
